How do I apply for a rental property?

You can apply for any of our rental properties online by clicking on the link on the bottom of the advertising for the property that you wish to apply for. This will take you to 2Apply where you will be able to complete your application

How much bond do I need to pay and when?

Your bond is equivalent to 4 weeks rent. You will have to pay your bond before you can sign your lease and move into the property.

How often will there be routine inspections at my property?

Your landlord has the option of a 3 monthly inspection schedule or a 6 monthly inspection schedule. This will depend on the property and landlord requests. However, your first inspection after moving into the property will always be 6-8 weeks from your lease commencement date

How do I sign my lease, collect keys and complete my condition report?

Your lease will be sent to you electronically once your 2 weeks rent in advance and your bond has been received. On the day of lease commencement, you will receive an email containing a link that will take you directly to your condition report where you are able to add comments, attached photos and sign all at the touch of your fingers! On the lease commencement day, your property manager will arrange a time that is suitable for you to come and collect keys from the office or meet you at the property for handover.

How do I report maintenance?

All maintenance is required to be reported directly to your property manager, and in writing. If the matter is urgent, please call first and follow your request up with an email when you get off the phone.

Who pays for electricity, phone, gas and water?

You as the tenant will be required to connect and pay for your electricity and gas supply along with your phone or internet connection. The property will be already supplied with water and it will depend on the property as to whether you are required to make payment for water.

How do I tell my property manager that I am vacating the property?

If you wish to vacate the property at anytime, please email your property manager as soon as practicable. No notice to vacate can be taken verbally, this must be provided in writing. If you are unsure of the required notice period for vacating the property, please reach out to your property manager for assistance.

 

How do I make payments for rent and water?

Rent and water are paid through DEFT (Bpay). When signing a lease, you will be provided with a biller code and reference number. The reference number you are given is unique to your tenancy and will identify you as the payee in our system. When making rent payments, please ensure you allow for enough time for the payment to clear to us before your next paid to date comes around and that you are sure to include your reference number in all payments. When paying water, please ensure that you pay the exact amount of the water bill specified on the invoice you receive and ensure that this payment is made separate to a rent payment.

How will you find my tenant?

We have a thorough process in place for checking applications on all prospective tenants that apply for your property. This includes, checking all past rental references listed on their application and cross referencing any other address that come up throughout their application that may not be listed, checking employment details are true and correct, checking income to ensure that your tenant is able to afford rent payments for your property, conducting a tenant check through TICA, only to name a few.

How often will I receive rent payments and statements?

You have the option of receiving payments on a fortnightly basis, or once a month. When you receive a payment, you will also receive a statement that reflects the details of the payment that has been dispersed to you.

Can I attend my routine inspections?

Yes you can attend routine inspections. You will be notified when these inspections are booked, and if you wish to attend, you can do so by notifying your property manager that you wish to attend. As a landlord in NSW, you have the right to attend routine inspections twice in a 12 month period.

 

Do you have tradespeople that can do repairs on my property?

Yes we do. We have access to a wide range of tradespeople who are able to assist in maintaining your asset. All tradespeople are checked to ensure that they have the required insurances in place prior to being sent to your property.

What is involved in changing managing agents for my rental property?

If you would like to change managing agents, this can be done at anytime during your investment journey, whether your tenant is in lease, periodic or the property is vacant. In some cases, there is a time frame that you are obligated to give to your existing agency before you can have the management moved to someone else. If you would like to change managing agents, please reach out to our property manager who will be able to supply you with the required documents to do so. It is an easy 4 step process and can be summarized as below:

  • 1. Contact property manager
  • 2. Complete owner questionnaire and return to property manager
  • 3. Sign managing agency agreement
  • 4. Advise current agent that you are terminating their management agreement for your property (we can even do this for you if you wish to complete a signed form instead!)
